Investments that pay you regularly should absolutely be a part of your portfolio.

While I’m the last person to dissuade anyone from trading the peaks and valleys of broader market movements, for the sake of long-term growth, your portfolio must also include investments that pay you regularly. 

This could include everything from real estate to annuities.  But I’ve always found that the right dividend stocks will give you the most bang for your buck when it comes to investments that pay you regularly.

One of my favorites is Innovative Industrial Properties (NYSE: IIPR).

I first recommended IIPR back in 2016 — right after it first went public.  We paid less than $20 a share.  Today, IIPR trades for around $122 — representing a gain of around 514%.

But the best part of this one is that those who bought shares of IIPR have been collecting some very healthy dividends for nearly 8 years.  And today, that dividend clocks in at more than 6%.  

Seven Hills Realty Trust (NASDAQ: SEVN) has been paying solid dividends for years, too.  And aside from a slight dip during COVID, those payouts have been relatively consistent.  Today, SEVN pays a dividend in excess of 10%.  And make no mistake: that adds up fast! 

Of course, dividend stocks aren’t the only path to steady income generation.

If you’re a regular reader of these pages, you may find me coming off as a broken record.  But I don’t mind.
